TAL 2026 method

Calculate the rent increase and the notice deadline.

The Tribunal administratif du logement's method for notices given since January 1, 2026, and the legal window to send the notice to your tenant. Free, no sign-up.

Lease term

3.1% for leases renewed from April 2, 2026 to April 1, 2027.

Taxes, insurance and work (optional)

Amounts for the whole building. The calculation assigns the unit its rent's share of the building's rents, as the Tribunal's tool does. The reference year is the calendar year before the lease ends — the one before that if the lease ends between 1 January and 31 March.

Municipal taxes

The taxes for the reference year, then those for the following year.

School taxes

The taxes for the year before the reference year, then those for the reference year.

Building insurance

The premiums for the year before the reference year, then those for the reference year.

Major repairs or improvements paid in the previous year.

Estimated increase: $30.54 per month. Suggested new rent: $1,015.54. Send the notice between January 1, 2027 and March 31, 2027.

Lease of 12 months or more: 3 to 6 months before the lease ends.

The window opens in 77 days.

For a lease renewed after April 1, 2027, the rate will be the one the Tribunal publishes in January 2027. The estimate uses the 2026 rate: adjust it as needed.

The tenant has one month after receipt to refuse. Without an answer, they are deemed to accept.

How the TAL calculates the increase in 2026.

For notices given since January 1, 2026, the calculation counts only four items. Energy, maintenance and management are no longer itemized: the base rate covers them.

The base adjustment

The current rent increases by the rate the Tribunal publishes each January: 3.1% for leases renewed from April 2, 2026 to April 1, 2027.

Taxes and insurance

Only the part of the increase above the base rate counts. A 3% tax increase therefore adds nothing in 2026.

Major work

The Tribunal retains 5% of the expense, spread over twelve months, and that amount then stays in the rent. $10,000 of work adds about $42 a month.

Services tied to the tenant

Meals, care, supervision offered in a private seniors' residence or another seniors' housing facility: that share of the rent follows its own rate, 6.7% in 2026. This calculator does not include it.

When to send the rent increase notice.

The period counts back from the end of the lease. A notice received outside the window cannot change the lease for that term.

  • 12 months or more

3 to 6 months before the end

Ends June 30: January 1 to March 31

  • Under 12 months

1 to 2 months before the end

Ends June 30: May 1 to May 31

  • Indefinite term

1 to 2 months before the change

Ends June 30: depends on the proposed date

  • Room

10 to 20 days before the end

Ends June 30: June 11 to June 20

The tenant then has one month after receipt to refuse; silence counts as acceptance. If they refuse, you have one month after receiving the refusal to ask the Tribunal to set the rent.

Frequently asked questions

What is the rent increase rate in 2026?

For leases renewed from April 2, 2026 to April 1, 2027, the Tribunal administratif du logement set the base rate at 3.1%, under the method in force for notices given since January 1, 2026. Depending on the building, add the part of the tax and insurance increase above that rate, and 5% a year of major work.

Can I propose a higher increase than the calculation?

Yes: the landlord sets the rent proposed in the notice. If the tenant refuses, the Tribunal sets the rent under the regulation, and the calculation then serves as a benchmark.

What happens if I send the notice late?

A notice received outside the window cannot change the lease for that term: the lease renews on the same conditions, and the increase waits for the next term.

Does the tenant have to answer the notice?

They have one month after receipt to refuse the increase or announce they are leaving. Without an answer, they are deemed to have accepted the new rent.

Is this calculation official?

It follows the Tribunal's 2026 method but remains indicative: it does not include services tied to the tenant, financial assistance or new services. The Tribunal publishes its percentages and its own calculation tool.

Rentis does this calculation for every lease.

It drafts the notice with the statements the law requires, calculates the sending window and warns you before it closes.
